Common problems we handle

Frequently asked questions

Do you charge for an estimate?
Estimates are free — we come measure the area, look at the condition, and give you the exact price before any work.
How much does sealcoating cost?
It depends on the size and condition and whether there's crack filling or patching, so we measure it and give you the exact price up front — the estimate is free.
How often should I seal my driveway?
Most driveways do well with sealing every couple of years, but it depends on your climate and wear — the technician can suggest the right timing for yours.
How long before I can drive or park on it?
Usually about a day to be safe to drive on, and a bit longer in cool or humid weather — we'll give you the exact time and mark it off so it cures right.
When can you come — does weather matter?
Weather does matter — sealer needs dry, warm conditions and no rain for about a day, so we schedule around it. I'll find the next good window for you.
Will sealing fix my cracks and potholes?
Sealing protects the surface, and we fill cracks and patch potholes first so water can't get underneath — the technician will look and go over exactly what yours needs.
My driveway is really cracked up / falling apart
It's worth having the technician take a look — sealing is great maintenance, but if the pavement's past that, he'll tell you honestly whether patching or resurfacing makes more sense.
I just had new asphalt laid — can you seal it?
New asphalt needs to cure for several months before sealing, so it doesn't trap the oils — the technician will let you know the right time to do it.
Do you do parking lots and striping?
Yes — we seal parking lots and do line striping and pavement markings, including handicap stalls and fire lanes. Tell us about the lot and we'll set up a measure.
Can you get rid of the oil stains?
We treat oil spots with a primer first so the sealer bonds there instead of peeling — it's part of prepping it right.
Do you clean the surface first?
Always — we clean and prep the surface thoroughly before sealing, because sealer won't bond over dirt. Good prep is what makes it last.
What's your warranty?
We stand behind our work — the technician will go over the exact guarantee when he gives you the estimate.
Do you offer financing or invoicing?
That's a good question — let me have the office confirm the current payment and billing options and we'll go over them with you.
Do you service my area?
We're local and cover your area — I'll grab your details and get a technician out to measure.

⚠️ Safety first

Know the terms

Sealcoat
The protective coating applied over asphalt to seal it from water and UV and restore the black look.
Crack filling
Filling cracks with a flexible sealant so water can't get under the pavement and break it up.
Oil-spot primer
A treatment applied to oil stains so the sealer will bond there instead of peeling.
Alligatoring
A web of interconnected cracks that means the pavement has failed and may need patching or repaving, not just sealing.
Cure time
The time freshly applied sealer needs to dry before traffic — usually about a day, longer in cool or humid weather.
